Buildings that belong to their street
Development is often numbers-driven. The program also answers for what comes after the number: buildings that belong where they are, with units people choose to live in.
Read with the numbers
The scale next door, the light a unit gets, the way people live and meet: these are read in the typology study alongside the yield, because they set what a unit rents for and how long it stays leased.
In the plan
- The larger units take the corners, where two walls have windows.
- Every unit has a door, a window wall and a regular, furnishable shape.
- The ground floor holds units or uses that face the street, with lobbies and amenity rooms sized to the building's need.
Questions
- Does good design cost returns in multifamily?
- Not when it is read with the numbers: light, layout and scale set the rent a unit earns and how long it stays leased.
