Every pathway, compared
Most sites have several approval pathways, and each one yields a different building. TECTO holds no preference for any program or product: every pathway is drawn and priced, and the owner chooses with the comparison in front of them.
Why compare them all
Bonus programs, state laws and the base zone each relax different limits, ask different set-asides and take different routes to approval. The pathway with the most units can earn less than one with fewer units, a smaller set-aside or no hearing. Only a side-by-side read of the drawn units, the time and the returns shows which.
What the comparison shows
- The units each pathway yields on a test fit of the parcel.
- The approval route: plan check, administrative review or a hearing.
- The set-aside, the restricted rents and the covenant term.
- The construction type, the cost and the yield on cost.
Questions
- Should a developer always use the density bonus?
- Not always. A bonus adds units and asks a set-aside; whether it earns more than the base zone or another program is a question for the drawn comparison.
